Leadgrove does one thing for one industry. It runs cold email for commercial cleaning, janitorial and exterior service companies, targeting property managers, facility directors and HOA boards in the client's service area, and hands over walkthroughs ready to schedule. Its FAQ says cleaning has been its only focus for more than two years.

The system is branded BidFlow: lead lists, AI-personalised emails, email infrastructure, human reply handling and a brief on each facility before the visit. Qualification means confirming the prospect needs the service and is a verified decision maker, then collecting square footage, service frequency and the decision maker's name.

It works with one company per service area, so leads are not shared with competitors.

Who Leadgrove is for

Commercial cleaning and janitorial companies turning over $500k or more a year, with crews that can take on new recurring contracts. The site says clients should be able to handle 8 to 15 new walkthroughs a month.

Residential-only cleaners are outside its scope, as is any company outside cleaning and exterior services.

The single published figure is a $100 refundable deposit to start the 14-day trial, which comes with five guaranteed leads. After the trial, the FAQ says there are tiered rates depending on how long you want to engage, with no figures given.

The homepage claims a cost per qualified lead of around $75 to $150, set against $250 to $500 a lead on Google Ads. Treat both as the company's own comparison.

Verdict

Commercial cleaning and exterior service companies above $500k in revenue, wanting walkthroughs with property and facility managers without hiring a salesperson, are the whole market here. The 14-day trial behind a $100 refundable deposit, and one client per service area, lower the cost of finding out.

Email is the sole channel and cleaning the sole trade, so residential-only firms, companies outside cleaning and exterior services, and buyers wanting calling or LinkedIn alongside email are not served. Ask for the post-trial rate card and contract length before the trial ends, because neither is on the site.
